Dette på grunn av høstferie. I helgen var jeg forøvrig i et bryllup, og kom i snakk med en eldre dame. Hun hadde forsøkt å selge sin nyoppussede leilighet på Oslo vest (bydel Røa) i mange mnd. Leiligheter i samme gård/blokk ble tidligere i år solgt etter første visning. Så det er tydelig at markedet har kjølnet betraktelig etter sommeren.&lt;br /&gt;&lt;br /&gt;Nye tall fra Finn legges ut her i kveld. Antallet ligger nå på ca 600 under toppnoteringen fra 21.09.&lt;br /&gt;&lt;br /&gt;Rekorden kan nok bli utfordret etter høstferien når alle aktørene igjen kommer på banen.&lt;br /&gt;&lt;br /&gt;Ellers har vi fått nye tall fra NEF. De sesongjusterer og holder på, men jeg gjør det heller litt enklere:&lt;br /&gt;&lt;br /&gt;Siden januar 2007 har m2-prisen for leiligheter i Oslo steget med litt over 1%. Det er veldig uvanlig at det topper seg på en torsdag. Tradisjonelt har toppen vært på fredager med 100-200 flere boliger i forhold til dagen før.&lt;br /&gt;&lt;br /&gt;Det betyr enten at det ikke har blitt solgt like mange boliger den siste uken som ukene tidligere i høst, eller at det er ekstremt mange som vil selge sine boliger. Begynner å bli en vane :-)&lt;br /&gt;&lt;br /&gt;Nå får vi se hva rentenedsettelsen i USA betyr både for dem og for oss. Det vil si at den er sensitiv også for endringer i typen bolig som omsettes. Jeg antar at det i august var to typer boligselgere:&lt;br /&gt;- de med topp boliger som fikk bra pris uansett&lt;br /&gt;- de med dårligere boliger som måtte selge&lt;br /&gt;&lt;br /&gt;Den andre typen indekser reflekterer prissentimentet bedre, nemlig re-salgindekser. Her følges samme bolig over tid, og endringer i pris på den enkelte bolig kan måles.&lt;br /&gt;&lt;br /&gt;De to typene indeks kan gi ganske betydelige forskjeller i samme marked. For USA, se f.eks.:&lt;br /&gt;&lt;br /&gt;&lt;a href="http://i15.tinypic.com/62xz8ud.png"&gt;Case-Shiller indeksen, som er en re-salg indeks&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;a href="http://i2.tinypic.com/62fnvgl.png"&gt;Og NAR-indeksen (meglernes indeks, tilsvarer NEF sin i Norge)&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;NAR-indeksen viser ikke noe fall på tidlig 90-tall, mens Case-Shiller gjør det tydelig. Tilsvarende viser Case-Shiller indeksen nå et prisfall på 4% i 2007, mens NAR-indeksen viser prisfall på 1.5%.&lt;br /&gt;&lt;br /&gt;I tillegg kommer det at vi ikke har samme system som i Danmark, med bl.a. siden Boliga, som følger samme hus gjennom salgsprosessen og dokumenterer for tallrike hus at prisantydningen settes ned. De viser at boligprisene steg med 2,3%, men korrigert for sesongvariasjoner sank prisene med 0,4 %. Vi har altså en svak negativ underliggende trend.&lt;br /&gt;&lt;br /&gt;Jeg tror vi vil se både en reell og sesongkorrigert nedgang i prisene utover høsten. Dette fordi det tar litt tid før usolgte boliger settes ned i pris.&lt;br /&gt;&lt;br /&gt;Det som vil falle mest i pris er leiligheter, og da særlig de minste som har hatt en skyhøy kvadratmeterpris.&lt;br /&gt;&lt;br /&gt;Et lite spørsmål fra meg om NEFs statistikk: De måler tydeligvis kun boliger som er solgt. Hva med alle hyllevarmerne på FINN.no? Vil det si at NEFs tall denne måneden hovedsakelig er fra de mest attraktive boligene som faktisk har blitt solgt i august, mens de gjennomsnittlige og dårlige boligene ikke er solgt og dermed ikke er med i tallene fra NEF?&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Er det bare godbitene som har blitt solgt de siste månedene, og som inngår i NEFs statistikk? Når man i tillegg tar høyde for en inflasjon på 2,5% tror jeg vi vil se et sunt boligmarked om 3-4 år hvor en leilighet som i dag koster 2 mill. da vil koste i underkant av 1,5 mill.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold; color: rgb(204, 102, 0);"&gt;Takk for alle tilbakemeldinger! Kjøpersiden er altså meget stabil.&lt;br /&gt;&lt;br /&gt;Grafen viser også at totalt antall og antall usolgte boliger har steget så lenge denne bloggen har eksistert.&lt;br /&gt;&lt;br /&gt;Snart må selgerne legge ut mindre boliger for salg på FINN.no, eller gå ned i pris. Det blir interessant å se imorgen kveld om antallet usolgte boliger blir høyere enn forrige tirsdag.&lt;br /&gt;&lt;br /&gt;Tirsdag 14.08 var det 2397 stk. usolgte. Dvs. at dersom ytterligere 335 boliger eller mindre merkes som solgt det neste døgnet vil usolgte ha steget de siste 7 dagene.
